In India, the rental yield or rental income is around 2-3%.
This means, if we buy a house for 1 crore and rent it, the monthly rent would be around 25K. Which is 3 lakhs per year.
So the rental yield is 3,00,000/1,00,00,000 = 3%.
If we invest the same 1 Crore in mutual funds, we can make around 12%.
So the smart choice is to invest that 1 crore and make 12 Lakhs per year.
And then rent that same house and pay 3 lakhs as annual rent, and invest the remaining 9 lakhs.
Because this 9 lakhs is also being invested along with that 1 crore in second year, the income would be more than 12 Lakhs in the second year.
So, building wealth is a game of investing in right asset class and not a game luck !
PS - To make it simple, the appreciation on our house value is not considered. In most metros, real estate gives 5-6% appreciation nowadays.
